This is for Single Family Residents under $1,000,000.  Information was pulled from the Reno/Sparks MLS.

There were a total of 482 home Single Family Residents sold in the month of April.  This is up from 446 home sold in April, 2009.  The notice of defaults have dropped from 997 in March 2010, to 710 in April, 2010.  However, the foreclose homes increase from 284 in March 2010, to 349 in April 2010.

So the real question is what is this saying?

It is my belief that as long as distressed homes remain dominate on the real estate market.  The Average price sold of single family residents will be doing well to maintain their value.

10 Points To Avoid When Buying Real Estate

My point of view in life is to make a mole hill out of every mountain that stands in the way.  In real estate there are several possible mountains in every transaction.  So when viewing a property here are just a view of the possible mountains.

1. County will not approve septic system or well.

2. Termite report reveals substantial damage and seller is not willing to fix.

3. Home was misrepresented as to size and condition.

4. Home is destroyed prior to closing.

5. Home is not structurally sound.

6. Home is uninsurable for homeowner’s insurance.

7. Property incorrectly zoned.

8. Portion of home sits on neighbor’s property.

9. Unique home and comparable properties for appraisal difficult to find.

10. Permit was not obtained to do the addition to the home.

Today’s Baseball Pick

Roy Oswalt has been pitching really well however the Huston Astros have only scored 5 runs in his last 4 losses.  The Astros are only averaging 2.7 runs per game against right handed pitching.  The San Diego Padres have won 10 of the last 15 and 5 of the last 6.  I realize that the Padres are getting a great line, bu that seems to easy.   This reminds me of when Radke pitched for the Twins.    So take the Under.

Review Of Kargen Auto Parts

This week I had the unpleasant fortune of having my battery die.   I was really impress that it lasted over 6 years.  Naturally I drive over to the place that help me change my headlights last year.  Since I had to have a jump to get my car started I drove straight over to Kargens.  I had no tools so they handed me a crescent wrench.  Well that worked on all the bolts but one, which had a tight fit.  So they opened two other wrenches for me to try and neither of those worked.  Finally the handed me a 10ml wrench which was the perfect fit.  Once again the only thing I was charged for was the new battery which I needed.  All the tools of theirs I used and any help I received was free.

8 Short Sale Allowable Closing Cost

1.)  Commissions:  I’m sure it does not surprise anyone that commissions are apart of the sellers closing cost.

2.)  Settlement Escrow/Attorney Fees:  Attorney fees can be negotiated as apart of the sellers closing cost.

3.)  Seller’s Title and Escrow Fees:  This is the title insurance and escrow fees which will always vary base on price and which title company that the seller is using.

4.)  Subordinate Lien Payoff:  This is a set amount the first is willing to pay the second to get them to release their position on the home.

5.)  Transfer taxes/stamps/recording fees:  In Nevada the transfer tax will vary depending on which county the home resides in.

6.)  Termite Inspection/repair:  Where most short sale in the Reno/Sparks real estate are “As-IS Where Is” pest inspections and repairs can be negotiated as part of the seller closing cost.

15 Questions I Ask Before Listing a “Short Sale” In Todays Real Estate

First a recap a “short sale” in real estate terms is when an owner has to sell a house for less money than is owed to the bank.

1).  Will the Seller go to http://www.makinghomeaffordable.com/requestmod.shtml ?

2).  Will the sell follow through with attorney recommendations?

3.)  Will the seller keep me informed of lender communications?

4.)  Does the seller have an actual hardship?

5.)  Does the seller have assets?                                                                                                                                                   If so, is the seller willing to use them if required by the lender?

6.)  Is the seller current with homeowners’ association fees?                                                                                         If not , is the seller able to become and remain current?

7.)  Does the seller have realistic expectations of the current market?

8.)  Is the seller motivated to get out of their situation?

9.)  Will the sell allow me to get discuss lien situation with buyer’s representatives?

10.)  Will the property be listed for an adequate amount of time?

11.)  Has the seller agreed to a for sale sign?

12.)  Has the seller agreed to a key lock box?

13.)  Will the property be easy to show?

14.)  Is the seller willing to do what is required so that the property shows well?

15.)  Will the seller agree to price the property realistically?

Reno Aces Sombreros Night

Cinco de Mayo is being celebrated by the Reno Aces with the first 1,250 fans 21 and over who purchase a Corona get a sombrero.   The Reno Aces are 9-12 just 4.5 games back of Fresno.   Early weather reports say it is going to be a beautiful day so head on out and enjoy some great baseball.
