The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending November 4 rose 10.3%. Refinancing applications increased 12.1%. Purchase volume rose 4.8%.

According to the Federal Reserve, consumer credit debt rose in September by $7.39 billion for a total credit level of $2.452 trillion. Revolving debt, which includes credit cards, fell by $627 million to $789.6 billion. Non-revolving debt, including loans for cars, rose by $8 billion to $1.662 trillion.

Wholesalers decreased their inventories 0.1% to $462 billion in September. This followed a revised 0.3% decline in August. Sales at the wholesale level rose 0.5% to $403.1 billion in September. On a year-over-year basis, sales were 15% higher since September 2010.

The trade deficit decreased to $43.1 billion in September from a revised $44.9 billion in August. Exports rose 1.4% to $180.4 billion. Imports increased 0.3% to $223.5 billion.

Import prices fell 0.6% in October, following a 0.3% increase in September. On a year-over-year basis, import prices are up 11%, led mostly by a sharp rise in fuel prices. Export prices fell 2.1% in October after advancing 0.4% in September. For the year, export prices are up 6.3%.

The Reuters/University of Michigan consumer sentiment index for November’s preliminary reading rose to 64.2 from 60.9 in October. It was the third monthly gain in a row for the index.

Initial claims for unemployment benefits fell by 10,000 to 390,000 for the week ending November 5. That’s the lowest level since April. Continuing claims for the week ending October 29 fell by 92,000 to 3.615 million.

Upcoming on the economic calendar are reports on retail sales on November 15 and housing starts on November 17.

Fridays Pack Report: FREE Admission to Reno Nevada Basketball Exhibition Game

RENO, Nev. – The Nevada men’s and women’s exhibition games scheduled for next week at Lawlor Events Center will be free to the public this season.  The men host Chico State on Tuesday, Nov. 8 at 7 p.m. and the women take on Notre Dame De Namur Wednesday, Nov. 9 at 7 p.m.

The men host Missouri State in the season opener on Nov. 11 at 7 p.m. and the women’s first regular season game is Sunday, Nov. 13 at 2 p.m.

The 2011-12 basketball schedule posters will be available the night of the exhibition games.  The men’s poster will be available on Tuesday and features sophomores Kevin Panzer, Deonte Burton, Devonte Elliott and Jerry Evans, Jr.  Fans may pick up a women’s poster on Wednesday night.  The women’s poster has all 13 members of this year’s squad in uniform above the schedule.

Prior to the men’s game on Tuesday there will be an open house in the Silver & Blue Room starting at 5 p.m., with both head men’s basketball David Carter and women’s head coach Jane Albright making appearances.   All fans are invited to come and learn about open seats and various ticket packages.  Fans may select their seats for any season or partial packages.

Friday’s Pack Report: Soccer’s Goals and Ghouls Friday

RENO, Nev. – The University of Nevada women’s soccer team will compete in its last two regular-season matches this weekend, taking on Fresno State on Friday at 7 p.m. and San Jose State on Sunday at 2 p.m.

Friday night will be Goals and Ghouls at Mackay Stadium, allowing any fan that dresses in a full Halloween costume to get into the match for free. Keeping with the theme, Nevada staffers will hand out candy to fans young and old.

Nevada will honor its five outgoing seniors in a ceremony before the match against the Spartans on Sunday.

“I have been fortunate to be on the coaching staff for all four years with our seniors,” head coach Dr. Melissa Price said. “They are tremendous young women and we are proud to showcase them as members of our program.”

Nevada comes into the matches at 3-14 (1-4 WAC) with a chance to qualify for the season ending WAC Tournament with strong play on its final regular-season weekend. The Wolf Pack needs at least three points in its last two matches as well as some help from other conference opponents to qualify for the WAC Tournament.

The Pack played only once last weekend, falling to Idaho 2-1 in Moscow on Sunday. Danielle Green scored her first goal of 2011 in the loss, drilling a free kick from distance into the back of the net.

Fresno State will play arguably its most important matches this weekend leading into the conference tournament. The Bulldogs are in a three-way tie for second with Hawai’i and San Jose State, and sit at 9-4-4 (3-1-1 WAC).

San Jose State well under .500 overall (5-10-1), but has played well within the WAC (3-1-1). Offensively, the Spartans are led by Kelsey Lord, who is at the top of each major category. She ranks first on the team in goals (6), assists (4) and points (16).

Property Lines

Fences should not be considered an indication of property boundaries. Legal property boundaries are demarcated by surveyor pins or stakes. These are typically 1/2″ to 3/4″ round iron pipes flush or buried slightly below land surface. Newer pins might have yellow or orange caps that indicate the surveyor’s license number.

Locating property lines can be challenging. Older surveyor pins tend to erode. Older property markers could be metal posts, rebar, pipes or car axles. Those having difficulty locating their surveyor pins, also called corner pins, should contact their city or county government and get a copy of their plat map.

A plat map will identify each specific lot located in a subdivision — as well as the shape and dimension of the lot — and where the surveyor pins are located.

If a plat map is not available, or no pins are found, the next step is to contact a registered land surveyor to locate the property lines and set new surveyor pins. The boundary surveyor will thoroughly research city and county records relating to the land and all adjacent property. After research, the field work begins, reconciling the research with the onsite analysis on the property to determine the final boundary lines.

Boundary surveys might also include property improvements, fences, power lines and any encroachments crossing the property lines. Costs of a boundary survey can vary depending on property size, terrain, vegetation, location and season.

A survey is strongly recommended before subdividing, improving or building on land. Building beyond property lines could result in being forced to alter or remove a structure, fines and lawsuits.

Beware Legal Pitfalls With Foreclosures, Short Sales

Short sale and foreclosure transactions can be fraught with potential legal problems for real estate professionals. And as the number of these transactions continues to skyrocket, agents need to be careful, Stella Ling, managing senior counsel of the California Association of REALTORS®, told a crowd at CAR’s REALTOR® Expo last week.

Short sales success rate is only about 50 percent, Ling said, so “the best thing to do is to prescreen the short-sale listings.” For example, she encouraged agents to look for home owners who have refinanced in the mid-2000s and to avoid listings where a second trustee lender can come back for a deficiency through a judicial foreclosure or might not agree to a short sale. Ling also recommends checking to see if the seller has considered a bankruptcy.

Another danger she points to is “reverse staging.” With reverse staging, sellers trash the property in order to devalue the property. Ling says real estate professionals should ensure sellers don’t do any damage and if they suspect any, they should reconsider proceeding with the transaction.

“If a seller does reverse staging, destroying their own home, what else are they going to do? What other misrepresentations are they going to make?” Ling told the crowd of real estate professionals.

Ling also suggests when handling REO transactions that real estate professionals read the REO addendum carefully that lenders often add to the purchase contracts. Oftentimes, these addendums make buyers give up a lot of their rights, she notes.

Guinness Book Of World Records:World’s Oldest Living Person Besse Cooper turns 115

Guinness World Records presented a plaque to Besse Cooper, the ‘World’s Oldest Living Person’ to mark her 115th birthday last Friday at her residence in Monroe, Georgia.

Senior Gerontology Consultant, Robert Young was on site to re-issue the official title and certificate formally, as Besse had briefly lost the designation to Brazilian Maria Gomes Valentim on May 18th.

After Valentim’s passing on June 21st, Besse was reinstated as the ‘World’s Oldest Living Person’ at 114-years-old.

Born in Tennessee in 1896, Besse Cooper moved to Monroe, Georgia during World WarOnein search of work as a teacher.

She married her husband Luther in 1924, and they had four children. Today, she has 12 grandchildren and more than a dozen great-grandchildren and great-great grandchildren.

Her secret to longevity?  ”I mind my own business,” Cooper says. “And I don’t eat junk food.”

A small birthday celebration was held on Friday where fifteen to twenty close friends gathered to enjoy cake while musician Mike Cronic serenaded the partygoers with “Tennessee Waltz.”

Besse Cooper is now in a very elite group of super centenarians who have reached the age of 115. Senior Gerontology Consultant Robert Young noted, “Only 22 persons have indisputably turned 115 in the past. More than 75 have reached 114, so “115″ is the real marquis milestone.”

Mortgage Rates Dip, Reaching Another Record Low

For the second time in a month, fixed and adjustable-rate mortgage rates set new record lows this week, Freddie Mac reports in its weekly mortgage market survey. The previous record lows were set Aug. 18.

Economic uncertainty and employment concerns are continuing to keep rates low, says Frank Nothaft, Freddie Mac’s chief economist.

Here’s a closer look at rates for the week ending Sept. 8.

  • 30-year fixed-rate mortgages: averaged 4.12 this week, down from last week’s 4.22 percent. The 30-year rates’ previous low was 4.15 percent, set on Aug. 18.
  • 15-year fixed-rate mortgages: averaged 3.33 percent this week, down from last week’s 3.39 percent average. Its previous record low was 3.36 percent.
  • 5-year adjustable-rate mortgages: averaged 2.96 percent, holding steady at the same record low it set last week.
  • 1-year ARMs: averaged 2.84 percent this week, down from last week’s 2.89 percent average. Its previous record low was 2.86 percent.

Despite the low rates, mortgage application volume remains low, dropping for the third straight week, the Mortgage Bankers Association reported this week. The volume of mortgage applications for purchase remained relatively flat this week at “extremely low levels, close to lows last seen in 1996,” says Mike Fratantoni, MBA’s vice president of Research and Economics. Refinance application volume was also down, dropping more than 35 percent below levels last year at this time.
