– Active Pending – Short Sales represent 61.2% of the total active pendings; Active Pending Loan equals 17.7%; Pending No-show

represents 16.2%; Active Pending call 4.5%; and Active Pending House less than 1%.

 Current Months Supply of Inventory (Unsold Inventory ÷ Sales per Month)

– As of October 30, there was 6.5 months of unsold inventory based on the October sales rate.

 Historical Months Supply of Inventory

– Historical Months Supply of Inventory show that October MSI is down to 6.5 months compared to September 2011 at 6, and down 25% from

October 2010.

– Eight of the past twelve months, the market has been what is defined as balanced. In the past 24 months, the market has remained as

primarily a buyer’s market.

– The National Association of REALTORS® describes a balanced market as between 5 and 7 months supply.

– Unsold inventory includes Active Pendings. This method of reporting months supply of inventory follows the industry standard of including

all pending sales remaining in active status in the active inventory.

 Conclusion

– October unit sales at 483 are the fourth highest unit sales for a October in history. This number outpaces October 2010 sales by 15%.

October 2010 was the final month of the tax- incentivized period. This is the first month where the year-over-year comparison is not

influenced by the tax credit incentives. Going forward, we will be comparing the year-over-year sales period without the artificial influence of

a tax credit.

– Year-to-date 2011 unit sales (4,862) numbers are up 8% over 2010 unit sales (4,478). We are optimistic that the sales number will outpace

2010.

– October’s median price of $148,500 was down less than 1% from September. The median price has traded in the 4% range for the past six

months. Sales at under $150,000 represented 50% of the total sales for the month. With this trend, it’s understandable why there is

downward pressure on the median price.

– Freddie Mac reported that the 30-year fixed rate loan dropped to 4.07%, compared to 4.11% last month. This is the lowest rate reported

since Freddie Mac began tracking rates in 1971. Sources report that mortgage interest rates should gradually rise from today’s record lows

and reach 4.5 percent by the middle of 2012.

– A qualified homebuyer purchasing a home priced at $150,000 with a 3 ½% down payment, at 4.07% interest rate will have a monthly

payment of approximately $700.00 principal and interest.

– According to Lawrence Yun, NAR Chief Economist, “Housing affordability conditions, based on the relationship between median home

prices, mortgage interest rates, and median family income, have been at a record high this year. Very favorable affordability conditions will

dominate next year as well, which will probably be the second best year on record dating back to 1970. If credit restrictions ease, there is

optimism that it will open the door for more home buyers to take advantage of current opportunities.”

– We continue to monitor the impact on the market due to recent passage of Nevada law requiring more stringent documentation required of

banks in order to perform foreclosures in a timely manner. We may not see any impact on inventory levels as a result of the stringent

requirements on the banks until December. If the banks are able to adapt to the new requirements, we anticipate sales activity will keep

pace with inventory coming on the market.

Friday’s Pack Report: Wolf Pack to Hold Food Drives

RENO, Nev. – The University of Nevada will hold food drives to benefit the Food Bank of Northern Nevada and needy families in the community at this weekend’s men’s basketball and football games.

Wolf Pack fans are encouraged to bring donations of non-perishable food to the men’s basketball game vs. Washington at 8 p.m. on Friday, Dec. 2 and the football game vs. Idaho at 1:05 p.m. on Saturday, Dec. 3. Food barrels will be available at the entrances at both Lawlor Events Center and Mackay Stadium.

Tickets are available for both games by visiting at the Lawlor Events Center ticket office, calling (775) 348-PACK (7225) or going online at www.NevadaWolfPack.com.

The Food Bank especially needs the following items: canned meats, fish and nuts, peanut butter, macaroni & cheese, powdered milk, baby formula and food, canned meals: stews, ravioli, chili and hearty soups, canned fruits and juices, canned vegetables, spaghetti sauce, dry cereal, oatmeal, rice and pasta.

The donations will be delivered to the Food Bank of Northern Nevada to distribute this holiday season.

The Food Bank of Northern Nevada is a regional food distribution and support system serving over 125 partner agencies in Northern Nevada and the Eastern Sierra. The Food Bank of Northern Nevada provides and supports programs including food pantries, soup kitchens, emergency shelters, after-school programs and Kids Cafe (dinner program), Kids Cafe Summer Meals program, Food Stamp Outreach and much more.

One in five children in Nevada live in a home where there is not enough food for three meals per day, and one in six people in Nevada needs to seek food assistance to make ends meet. Among clients who visit emergency food program sites, children are the most vulnerable to hunger; 46 percent of emergency food recipients are children under the age of 18. Last year the Food Bank of Northern Nevada provided over four million meals to low income seniors, children and families.

This week’s food drives are part of Nevada Athletics’ on-going partnership with the Food Bank of Northern Nevada and the goal of creating “One Hunger-Free Community, One Pack.”

Wolf Pack student-athletes, coaches and staff will be participating in volunteer activities with the Food Bank of Northern Nevada throughout the year and started with a “Pack the Pack” Pay-it-Forward Party to put together snack packs for the Backpack Kids program in September. Other planned activities include volunteer nights at the food bank and other events, challenges and food drives at home games.

Last year, Wolf Pack fans stepped up to help the Food Bank raise funds to provide over 112,000 meals and collect 5,456 pounds of food in December and January as part of the football team’s participation in the Kraft Fight Hunger Bowl.

Fridays Pack Report: FREE Admission to Reno Nevada Basketball Exhibition Game

RENO, Nev. – The Nevada men’s and women’s exhibition games scheduled for next week at Lawlor Events Center will be free to the public this season.  The men host Chico State on Tuesday, Nov. 8 at 7 p.m. and the women take on Notre Dame De Namur Wednesday, Nov. 9 at 7 p.m.

The men host Missouri State in the season opener on Nov. 11 at 7 p.m. and the women’s first regular season game is Sunday, Nov. 13 at 2 p.m.

The 2011-12 basketball schedule posters will be available the night of the exhibition games.  The men’s poster will be available on Tuesday and features sophomores Kevin Panzer, Deonte Burton, Devonte Elliott and Jerry Evans, Jr.  Fans may pick up a women’s poster on Wednesday night.  The women’s poster has all 13 members of this year’s squad in uniform above the schedule.

Prior to the men’s game on Tuesday there will be an open house in the Silver & Blue Room starting at 5 p.m., with both head men’s basketball David Carter and women’s head coach Jane Albright making appearances.   All fans are invited to come and learn about open seats and various ticket packages.  Fans may select their seats for any season or partial packages.

Climbing Reno CommRow

CommRow is an urban adventure destination in Reno, Nevada, that opened on October 1, 2011. It was previously Fitzgeralds Casino & Hotel, until closing in 2008. CommRow has no casino, and is centered around extreme sports, with a 164-foot outdoor rock climbing wall and an indoor bouldering park.[1]

The hotel portion of CommRow is planned to reopen starting in spring of 2012 as HANG Hotel.

CommRow is a series of individual, private enterprise businesses under one roof. The 1st floor is “TheROW”, a series of food outlets and bars, including Italian Beefs, TarTars, Mediterranean, and more. Bars and lounges are also part of this mix. Part of theROW is Centric Cabarat, a 150 person entertainment venue. On the 2nd floor is BaseCamp, home to the 164′ climbing wall affixed to the exterior, east facing facade and rising 16 stories to the building’s crest. Leal said the building’s construction was solid, and firm enough to support such a venture. The wall was built by International leaders Entre-Prises Climbing Walls and built to cater to a variety of climbers. Inside guests find two 15′ boulders to climb on. Two extended balconies would be constructed attached to the facades, one being for the platform of the climbing wall and the other for “V15″ a bar. The 2nd floor also includes an all natural juice bar called UP.

The third floor contains Cargo, a 350 person entertainment venue hosting concerts. CommRow plans to open in three phases, the first being the first three floors of the building, which opened on October 1st, 2011. The 2nd phase is the addition of a hotel, using the Fitzgeralds’ former rooms, renovations would cover floors 4-8. About 136 rooms will open on April 1, 2012 for “HANG” Hotel, the hotel component. The final phase is “The Adventure Deck” taking the top floor of the CommRow parking garage (across the street) and adding outdoor bouldering, BMX and skate parks, and a seasonal restaurant along with a potential Zip line down to the RETRAC trench. Planning and development for this is underway but a completion could come before Fall 2012.

Friday’s Pack Report: Soccer’s Goals and Ghouls Friday

RENO, Nev. – The University of Nevada women’s soccer team will compete in its last two regular-season matches this weekend, taking on Fresno State on Friday at 7 p.m. and San Jose State on Sunday at 2 p.m.

Friday night will be Goals and Ghouls at Mackay Stadium, allowing any fan that dresses in a full Halloween costume to get into the match for free. Keeping with the theme, Nevada staffers will hand out candy to fans young and old.

Nevada will honor its five outgoing seniors in a ceremony before the match against the Spartans on Sunday.

“I have been fortunate to be on the coaching staff for all four years with our seniors,” head coach Dr. Melissa Price said. “They are tremendous young women and we are proud to showcase them as members of our program.”

Nevada comes into the matches at 3-14 (1-4 WAC) with a chance to qualify for the season ending WAC Tournament with strong play on its final regular-season weekend. The Wolf Pack needs at least three points in its last two matches as well as some help from other conference opponents to qualify for the WAC Tournament.

The Pack played only once last weekend, falling to Idaho 2-1 in Moscow on Sunday. Danielle Green scored her first goal of 2011 in the loss, drilling a free kick from distance into the back of the net.

Fresno State will play arguably its most important matches this weekend leading into the conference tournament. The Bulldogs are in a three-way tie for second with Hawai’i and San Jose State, and sit at 9-4-4 (3-1-1 WAC).

San Jose State well under .500 overall (5-10-1), but has played well within the WAC (3-1-1). Offensively, the Spartans are led by Kelsey Lord, who is at the top of each major category. She ranks first on the team in goals (6), assists (4) and points (16).

Mackay Stadium Fan Game-Day Guide

Nevada Wolf Pack fans should allow extra time to get to this weekend’s 4:05 p.m. game against UNLV at Mackay Stadium. Spectators are encouraged to avoid I-80 east and westbound Virginia Street off-ramps due to road construction and instead, access the University campus via West McCarran Blvd. Fans can also customize alternate routes by visiting KeepRenoSparksMoving.com/Customize-My-Route.

Over 2,000 free parking spaces are available in close proximity to Mackay Stadium in addition to donor and pass parking lots. Fans can park for free on levels 4, 5 and 6 of the West Stadium Parking Complex as well as on all levels of the Brian Whalen Parking Garage and in the surface lots surrounding Peccole Park off of Evans Avenue. Evans Avenue can be easily accessed from North McCarran Blvd. as can both parking garages, are located on Virginia Street. The north lot, formerly a free lot, is now the Fan Club lot, and Nevada donors who have given at least $100 to the Pack Educational Fund have received passes for that lot.

Fans can also eliminate parking altogether by utilizing the free Sierra Spirit bus, which has extended its hours until 9 p.m. Saturday night. Sierra Spirit has stops along Virginia Street throughout the University and downtown Reno corridors.

“Saturday is going to be a very busy day and we’ve worked hard with campus police, the RTC, NDOT and Reno Police Department to make sure that we are prepared to make traffic flow in and out of the University area as easy and hassle free as possible,” said Rory Hickok, senior associate athletic director. “Everyone is excited. It’s the first home game of the season and it’s against UNLV. However, we do want everyone to be safe and take note of the parking changes as well as the road construction before they come out to the game.”

Those driving to the game should consider alternate routes to avoid road construction. Fans coming from the following areas are advised to access University parking areas via the following routes:

• Northwest Reno and Sparks: West / North McCarran Boulevard.

• South Reno: exit 395 North on North McCarran Boulevard.

• North Valleys: Business Route 395/North Virginia Street.

• Downtown/Old Southwest Reno: Virginia and Sierra streets or North McCarran via Keystone Avenue.

All University parking lots open four hours before kickoff on game day. A parking map for 2011 Nevada football game days is available by clicking here. Also available to Wolf Pack fans is the Mackay Stadium Game-Day Guide including information regarding tickets, tailgating, seating and fan services.

Fans can obtain a season-long parking pass in the north lot with a $100 donation to the Pack Educational Fund, and can also purchase an RV pass for $150 for the season. Contact Meredith Montoya at 775-682-6905 or mmontoya@unr.edu for more information.

Additionally, all fans are encouraged to show Nevada pride by wearing blue on Saturday.

“This is a highly anticipated game, both as our home opener and also as the biggest rivalry game of the season,” added Hickok. “We’re going to have a full house this weekend and we want to see a sea of Nevada Blue in the crowd. We also want everyone to get in and out safely, which is why we’re making a special effort to ensure that everyone has the information they need to get to and from the game as easily as possible on Saturday.”
