After 24 consecutive months with no rental agreement violations and no late payments. Give residents a slightly larger discount on their 25th month of rent or for the month of December if it is close. This is also a good time to get them to re-sign into another long term lease.

Few who gaze longingly at Venus are aware of the planet’s oddities.
- Venus’ surface never budges from about 850°F, day and night.
- The air is suffocatingly dense, packed with 50 times greater pressure than a pressure cooker.
- Its atmosphere provides no oxygen whatsoever.
- Venus’ day is longer than its year. Venus spins on its axis in 243 Earth-days but orbits the Sun in 225 Earth-days.
- Its clouds are made of white sulfuric acid. Because of this, Venus is deceivingly reflective as a mirror; fully 76 percent of the sunlight gets bounced away from the shiniest planet in our solar system.
- Beneath clouds of concentrated acid droplets lies clear compressed air that distorts everything into fun-house-mirror images.
Interestingly, the Venusian surface is brightly lit despite being eternally overcast. With illumination that equals Earth’s on a cloudy day, even inexpensive disposable cameras would take correctly exposed photos there, a situation encountered on no other planet.
Of course, no budding photographer or human being is likely to go to Venus. Ever. It’s touching that we named the most luminous “star” after the love goddess. For all eternity, our nearest planet—that dazzling beacon in the western sky—will tantalize with a warning label: Look but don’t touch.

The Reno Marine Corps League, Wal-Mart stores and News Talk 780 KOH are partnering for a program to provide new boot socks to Marine Corps units deployed to Afghanistan.
Saturday, May 21 ( Armed Forces Day ) the Reno Marine Corps League, with the assistance of Active Duty Marines from the Reno/Sparks community, will be accepting new, packaged boot socks at the Kietzke Lane Wal-Mart from 9 a.m.-3 p.m.
The goal is to provide 2400 pairs of boot socks, in black or brown colors, to active duty Marine Corps infantry units deployed to Afghanistan. No white socks will be accepted.
Look for the Marine Corps League tent and the KOH Radio display outside the Kietzke Lane Wal-Mart.

RENO, Nev. – The University of Nevada will hold a Dream Team Ring Ceremony honoring the historic 2010 Nevada football team on Sunday, March 27 at the Eldorado Hotel-Casino, the school announced today.
The brunch is open to the public. Tickets are $25 for adults and $12.50 for children 13 and under. There are VIP Sponsorship tables of 8 also available with a Wolf Pack player and/or coach joining the table.
All proceeds will go to Nevada Football Summer School Scholarship Program, which is sponsored by the Nevada Football Alumni Association. Tickets are available via the Eldorado at (775) 786-5700. The event will be held at the Eldorado Convention Center. Doors open at 9:30 a.m. with the program beginning at 10 a.m.
The Wolf Pack football team will receive its 2010 Western Athletic Conference championship rings from the 13-1 season that culminated with a victory over Boston College in the Kraft Fight Hunger Bowl. The event will feature a silent auction, a limited-edition commemorative poster and other unique opportunities, including autograph and photo availability.
This ceremony will mark perhaps the final gathering of the special group of players that made up the historic 2010 team, including quarterback Colin Kaepernick, running back Vai Taua, tight end Virgil Green, offensive lineman John Bender, and defensive end Dontay Moch, who were all first-team All-WAC selections.

I think that the U.S. does have this very much more open attitude, and I admire it very much and I think it’s very important to the world. But the information and the discussion sometimes come too late, after the effective decision has been made.

For the third straight week, long-term mortgage rates inched down, according to Freddie Mac’s weekly mortgage survey.
The 30-year fixed rate mortgage averaged 4.87 percent for the week, down from last week’s 4.95 percent. The rate was 4.97 percent at this time last year.
The 15-year mortgage rate also dipped for the week, averaging 4.15 percent, down from last week’s 4.22 percent.
The 5-year adjustable-rate mortgage averaged 3.72 percent, which is a drop from last week’s 3.8 percent average.
“Mortgage rates saw an overall improvement this week,” says Frank Nothaft, Freddie Mac’s chief economist. “Interest rates for 30-year fixed mortgages were almost 0.2 percentage points below this year’s high set just three weeks ago.” This means that home buyers can now expect to pay $263 less per year on a $200,000 loan, Nothaft adds.
